Base Salary: $65,000

First-Year OTE: Approximately $170,000
Second-Year OTE: $200,000+

 

Summary

Planned Companies is seeking a driven, relationship-oriented Business Development Manager (BDM) to join our established North Jersey and Westchester, NY market.

 

This is not a build-from-scratch territory. The market has a strong history of year-over-year growth, an established client base, long-standing relationships with leading ownership and property management groups, significant brand recognition, and experienced operational support.

 

The BDM will work closely with a long-tenured sales leader in a protégé-style development role, gaining direct exposure to established relationships, industry organizations, client groups, strategic accounts, and proven sales practices.

 

The objective is to develop the next generation of sales leadership within one of Planned Companies' strongest markets.

 

Market Opportunity

The North Jersey and Westchester territory represents a significant growth opportunity for the right salesperson.

  • Established market with approximately $7.5 million in average annual growth
  • Strong portfolio of long-standing clients and management group relationships
  • Recognized Planned Companies brand throughout the market
  • Extensive operational infrastructure and leadership support
  • Approximately $5 million in potential new revenue targeted for 2027
  • Existing "house accounts" and strategic relationships will continue to be managed in partnership with the senior sales leader
  • Significant opportunity for additional territory and leadership responsibility beginning in 2028 and beyond

The successful candidate will be expected to build upon this foundation while developing their own network, pipeline, and long-term book of business.

 

Primary Job Responsibilities:

 

Relationship Development & Existing Channels

  • Develop relationships within existing Planned Companies client groups, ownership groups, property management organizations, developers, and industry partners.
  • Leverage introductions and relationships established by senior sales leadership to generate new opportunities.
  • Build relationships beyond individual properties and expand Planned's presence throughout client portfolios.
  • Attend industry events, association meetings, networking functions, conferences, property events, and client functions.
  • Become an active presence within the North Jersey and Westchester commercial and residential real estate communities.

 

New Business Development

  • Prospect and secure new logos and organizations that have not previously worked with Planned Companies.
  • Build and maintain a healthy pipeline of qualified opportunities.
  • Identify upcoming developments, management transitions, contract expirations, RFPs, staffing challenges, and other triggers that may create sales opportunities.
  • Conduct outbound prospecting through calls, email, LinkedIn, referrals, networking, property visits, and industry events.
  • Schedule and lead introductory meetings, discovery calls, property assessments, proposal presentations, and follow-up meetings.
  • Develop multi-service opportunities whenever appropriate.

 

Services Represented

The BDM will sell Planned Companies' core building service solutions, including:

  • Janitorial and Porter Services
  • Building Maintenance
  • Concierge and Lifestyle Services
  • Unarmed Security
  • Temporary and Temp-to-Perm Building Service Labor
  • Customized staffing and bundled building service solutions

 

Sales Expectations

This role is intended for someone who wants to develop into a high-performing sales professional rather than simply manage incoming opportunities.

Key expectations include:

  • Consistently develop new qualified opportunities.
  • Build relationships at the property, regional, corporate, ownership, and executive levels.
  • Develop business through both existing relationship channels and new-logo prospecting.
  • Maintain disciplined CRM and pipeline management.
  • Create thoughtful pursuit strategies for major opportunities.
  • Partner closely with operations when developing staffing models and solutions.
  • Maintain consistent follow-up throughout longer sales cycles.
  • Develop strong knowledge of competitor positioning, labor markets, wages, service models, and client challenges.
  • Work toward building a personal book of business capable of producing multi-million-dollar annual sales results.

 

Training & Development

Planned Companies will provide an in-depth onboarding and development program designed to accelerate the BDM's understanding of both the industry and the sales process.

Training will include:

  • Labor and staffing models
  • Pricing and budget development
  • Proposal strategy
  • CRM and pipeline management
  • Prospecting and business development

  • Operational partnership and account transitions

 

The BDM will receive direct mentorship from an established sales leader and ongoing exposure to executive and operational leadership.

We are looking for someone who:

Previous building services or real estate experience is beneficial but not required for an individual with the right sales aptitude and willingness to learn.

 

 

Requirements:

  • Has a strong interest in sales, business development, commercial real estate, property management, or building services.
  • Enjoys networking and developing long-term professional relationships.
  • Is comfortable prospecting and creating opportunities rather than relying solely on inbound leads.
  • Can communicate confidently with property managers, regional managers, executives, owners, developers, and board members.
  • Is highly organized and disciplined with follow-up.
  • Responds well to coaching and wants to learn from experienced sales leadership.
  • Possesses an entrepreneurial mindset and wants their responsibilities and earnings to grow with their performance.
  • Is motivated by both financial upside and long-term career advancement.
  • Ability to lift, carry, push, and pull up to 50 lbs.
  • Ability to bend, twist, and climb stairs as needed
